01 / Design
Ask about the thickness and type of steel. Thin cold-formed sections are not the same as 100 × 100 × 4 mm square tubes.
07 / FREQUENTLY ASKED QUESTIONS
Key information about the construction, price, standard and our partnership with DOM90 — all in one place.
BEFORE YOU CHOOSE A CONTRACTOR
A good company will answer these questions without hesitation and in writing. Treat this list as a starting point for your discussion with each contractor.
01 / Design
Ask about the thickness and type of steel. Thin cold-formed sections are not the same as 100 × 100 × 4 mm square tubes.
02 / Insulation
Check the thickness and fire rating. In DOM90, we use 16 cm of PIR and 15 cm of mineral wool with an A1 fire rating.
03 / Price
Insist that the final price is specified in the contract. Be wary of ‘from’ prices and addenda added during construction.
04 / Liability
Ask who is actually building the house and who is responsible for the work as a whole. Having a single contractor makes it easier to sort out any problems.
05 / Price range
Before signing the contract, check whether the price includes transport, installation, the foundations and the necessary paperwork.
06 / Warranty
Ask for the warranty terms in writing and check what each warranty period covers.
FAQ / MODULAR HOMES
Around 10 weeks. Production in the workshop takes 6 weeks, assembly of the finished modules on site takes 1 day, and the remaining time is spent on the design, paperwork and connections, which we handle on your behalf.
We handle all the necessary building permit procedures and submit applications for utilities — electricity, water and others — on behalf of the client, at no extra cost.
For houses from 70 m², we also arrange for a surveyor to provide a map for design purposes, as well as the foundations. Transport within 150 km of the factory and assembly are included in the price.
Yes. With us, the final price is the contract price. We don’t use ‘asterisked’ prices or addenda added during construction — what we agree in the contract is what you’ll pay.
The structure, insulation and services are identical. A ‘turnkey’ property costs 4,300 zł/m² and includes full finishing, furniture and household appliances — you can move in with just a suitcase.
The ‘DIY’ option costs 3,800 zł/m² and includes plasterboard walls, service outlets and full wiring. You can choose the finishes and furniture to suit your own taste.
This is a house suitable for year-round living. The insulation consists of 16 cm of PIR and 15 cm of Class A1 mineral wool, which is non-combustible. This combination ensures warmth, quiet and low energy bills.
As standard in our turnkey package, we install a water-based underfloor heating system powered by a dual-circuit electric boiler, as well as mechanical ventilation with heat recovery and sensors.
You receive a 30-year guarantee on the steel structure, a 5-year guarantee on the installations and a 2-year guarantee on the fittings. The structure is made from spray-painted 100 × 100 × 4 mm square tubes.
We design three-bedroom homes from 70 m², although they are more comfortable from 80 m² upwards. In smaller homes, we recommend one or two bedrooms — three bedrooms are not possible in a 35 m² home.
We design the layout of each room individually, which is why the configurator helps you check what will fit within your chosen floor area.
We split the payment in half: 50 per cent upon signing the contract and 50 per cent upon handover of the house.
With a mortgage, the project requires a deposit of 22,000–26,000 PLN — the cost of the project is subsequently deducted from the price of the house. We work with professional mortgage advisers.
Notarial instalments and corporate leasing are also available at a rate of 4,370 zł/m² gross.
